In the larger of the two deals, a 68-unit property in El Cajon has been acquired by a limited partnership known as La Sierra Villas Partners. The company has shelled out nearly $2.7 million for the complex, El Cajon Apartments, which stands at 1362 E. Main St. Reza Ghaffari of the Ontario office of Marcus & Millichap Real Estate Investment Brokerage Co. acted on behalf of both the buyer and the seller, Donald G. Hunt, trustee of the Donald G. Hunt Living Trust.

Separately, a seven-unit complex in San Diego has sold for $125,000 per unit to local investor Ron Fletcher of Florida Properties LLC. Located at 4034 Florida St., the two-story property dates back to 1988. All of its units have two-bedroom, two-bath floor plans that encompass approximately 850 sf. Amenities include fireplaces and garages, as well as an onsite laundry facility. "It is rare for a buyer to find a property with such a full package including good location, age and mix of units," says Chuck Weinberger of Award Commercial Properties, who brokered the transaction. He tells GlobeSt.com that the sellers, David Propach and Natasha Wasserman, are exchanging the San Diego apartment complex into a $2.5-million Staples retail store in Indiana.
