Gardney Peavy, principal of Cambridge Realty Group Inc., negotiated on behalf of the building owner, West Olmos LP. The tenant didn't have a broker.

The building is at the intersection of McCullough Avenue and Olmos Drive in San Antonio's Olmos Park section, close to Quarry Market and offering access to Alamo Heights and the city's CBD. The 18,000-sf, two-story building is 85% occupied.

Peavy says South Texas Money management has been occupying sublease space since it was formed in November 2000. The company is headed by Jeanie Wyatt, who had been with Cullen/Frost Bankers Inc. The firm has more than $100 million under management. San Antonio-based Cambridge, founded in 1985, focuses on the small real estate investor and small business owner.
