Retail Deals Inked for Pad Site, Inline Space

AUSTIN-Schlotzsky's will build a 5,600-sf store on a 62,000-sf pad site while Image Sculptors signs for 2,696 sf. Delivering in three phases, Tech Ridge Center eventually will add 600,000 sf of retail, 500,000 sf of office and hotel properties to the region.

AUSTIN-Tech Ridge Center, a retail development at Interstate 35 and Parmer Lane, has grabbed two more tenants: Schlotzsky’s and Image Sculptors. Both intend to open in 2003, according to Quentin Ltd., the center’s developer.

Schlotzsky’s, the Austin-based chain of sandwich shops, will open a 5,600-sf, freestanding store. At that size, the prototype restaurant is considerably larger than its existing stores, which usually max out at about 3,700 sf. The build-to-suit restaurant will sit on a 62,000-sf pad at in the intersection of Canyon Ridge Drive and the Interstate 35 access road. A May opening is planned for the restaurant.
