In Hercules, the city says it is negotiating with Bay to Bay Properties LLC, headed by Michael Zwick. The LLC was set up to find space for Investigen Inc., an Alameda-based life sciences testing company.

Investigen plans to move into 9,000-sf of space in a 27,500-sf building at 750 Alfred Noble Dr. in Hercules' North Shore Business Park. Bay to Bay is setting up a deal with the city to lease 14,000-sf in the same building for a biotechnology incubator.

The city is also negotiating with Venture One Corp., which also holds property in the North Shore Business Park. The details of this deal have not been worked out yet. Hercules officials are also looking into building on a plot of land already owned by the city in the park.

According to the city, the majority of companies graduating from incubators remain in the community. Therefore, the city feels it is in its best interest to transform vacant office space into special biotech facilities.
