Koger officials couldn't be reached at GlobeSt.com's publication deadline. But area brokers familiar with Koger properties tell GlobeSt.com both leases are for seven years at an effective rent of about $20 per sf. That would place the estimated value of the TRW lease at $6.4 million and the Georgia Medical Foundation lease at $5 million.

CB Commercial negotiated for TRW. Trammell Crow Co. represented Georgia Medical Foundation. TRW is a wholly owned subsidiary of Northrop Grumman, the nation's second largest defense contractor.

Koger, based in Boca Raton, FL, owns and operates 124 office buildings in 16 suburban markets totaling 8.93 million rentable sf in nine Southeastern cities and Houston.
