The facility, known as Lake View VIII, is located at 10801 88th Ave. in Wispark LLC's LakeView Corporate Park. Asking price for the space is $3.95 per sf, triple net, including a 5% office build-out at $40 per sf allowance. Construction has already begun on 20,000 sf of mezzanine office and training room space. Details of the lease are not being disclosed.
Todd Rizzo, Regional Director of Wispark LLC represented Wispark LLC in the transaction. Yamaha was represented by Brendan Kelly of Cushman & Wakefield, Chicago, and Vince Manchee from Cushman's California office.
The property will be used as the Midwest Regional Headquarters parts warehouse for all product lines, including Yamaha motorcycles, outboard motors, ATVs, personal watercraft, snowmobiles, boats, outdoor power equipment, race cart engines, parts, accessories, and apparel. It also will house sales support, service support and dealer training.
"The fact that Wispark had a new and modern industrial building ready to go that allowed for our customized improvements, as well as the attractive economics, were large factors in our decision to move to LakeView," says Robert Pearce, senior operations manager for Yamaha. "Additionally, being part of a business park location like LakeView will offer many amenities to our employees."
Yamaha Motor Corp. USA wholly-owned subsidiary of is a Japanese-based Yamaha Corp. Its corporate headquarters are located in Cypress, CA.
Wispark LLC is the real estate development subsidiary of Wisconsin Energy Corp., a Milwaukee-based holding company with subsidiaries in utility and non-utility business.
