The owners of Globe Lighting acquired a parcel across from Clackamas Town Center last fall for $1.9 million. They planned a 22,000 sf building for which 10,000 sf would be a Globe Lighting location. The rest would be marketed for lease to other retailers. Little marketing was necessary, however. National retailer David's Bridal signed a 10-year lease for the remaining space right around the time construction began in December. Completion is scheduled for July.

Roger Stalick, who represented the Dolan family in its acquisition of the property at 12221 SE 82nd Ave., says the Dolan family will own the building and its Globe Lighting business will be a rent-paying tenant. As such, Stalick says it gives the Dolan the ability to adjust its rent, if necessary, and in so doing "control their own destiny."

Local Staubach broker Ron Dowhaniuk, who represents David's Bridal, says he had been looking for the bridal store's second location for two years when he heard the Dolans had tied up the 82nd Avenue property. "Aside from the vacant Home Base building, the area carries a 2% vacancy rate," says Dowhaniuk.

Dowhaniuk declined to reveal the lease rate David's will be paying, but did say David's Bridal leased the shell and will complete its own tenant improvements. Other brokers familiar with the area say shell rent on a long-term lease for space in a new building in that area would be between $18 and $20 per sf per year, triple-net. They estimate the cost of constructing the building at around $75 per sf.
