Caton 95 Commands $4.7M

BALTIMORE-Caton 95, a 47,000-sf campus office complex has been sold in a deal totaling nearly $4.7 million. In return for the funds, seller Grandview Joint Venture LLP turned the property over to South Edgewood LLC. Consisting of three single-story structures, Caton 95 carries the addresses of 1501, 1521 and 1531 S. Edgewood St., with 1501 and 1521carrying a total 2003 assessed value of nearly $2.7 million. Baltimore tax records do not indicate a value for the structure at 1531.

“Caton 95 is well leased and offers a good location with immediate access to I-95,” says Manekin LLC’s George Santos. Manekin, along with NAI KLNB Inc., brokered the deal. NAI KLNB’s David Fritz and Bill Miller add, “this was an investment sale involving a quality product, quality buyer and quality seller. Tenants on the approximately 20-year-old campus include Almost Family, NCR Corp. and Pulte Homes.
