The building was completed in summer 2002. With Verizon, it is more than 80% leased. State Farm Insurance Co. leases more than 10,000 sf in the same 45,000-sf building. Until its new space is built out, Verizon is in temporary space in Gateway's other building.
Gateway is being developed by Oaklands Business Parks, Inc., the developer of the 305-acre, 32-building, mixed-use Oaklands Corporate Center in Exton, PA. Gateway is four miles from the new 4.5-million-sf world headquarters of AstraZeneca, a UK-based international healthcare and pharmaceutical firm.
Wills Elliman of Smith Mack-Oncor International's Wilmington, DE office and Brian Murphy of Newton Square, PA-based Tremont Realty Advisors represented the building owner, Route 202-Concord Partners. Larry Doyle of Preferred Real Estate Investments represented Verizon.
