A private investor known as Franz LLC has purchased the phase II facility, which encompasses 31,644 sf. Known as Atrium II, the three-story building is located at 2710 Loker Ave. It is entirely leased by civil engineering firm O'Day Consultants Inc., which is a related entity of Franz LLC. O'Day, which inked an eight-year lease agreement, occupies 17,000 sf here for its corporate headquarters. The rest of the facility is available for sublease, as it has been built-out as speculative office suites ranging in size from 2,000 sf to 11,000 sf.
Atrium II was completed this past year, as Keeton Construction Co. wrapped up construction of the building shell in September and Pacific Building Group finished tenant improvements in December. Franz LLC put Atrium II under contract before the shell construction was completed, but terms of the agreement called for tenant improvements to be finished before the deal could close.
Franz LLC was represented by Jon Walters of Coldwell Banker Commercial. Justin Halenza, Mark Avilla and Norm Kerlin of BRE Commercial/NAI's Carlsbad office acted on behalf of the seller, Atrium Lot II LLC.
