Two Discovery Square Reaches 91% Capacity

RESTON, VA-Two Discovery Square–the 185,000-sf, class A office building that makes up half of the 370,000-sf Discovery Square Discovery Square complex in Reston Town Center–has reached an occupancy level of 91% with the recent leasing agreements involving Amentra Inc.; Hilb, Rogal and Hamilton Co.; and Intwine Corp. The terms of the deals have not been disclosed, but leasing costs in the Reston area for such high-end properties are in the high $30s per-sf.

Technology consulting firm Amentra committed to 2,350 sf in the building while software consulting company Intwine took on 1,800 sf of space. Insurance and risk management firm Hilb, Royal and Hamilton leased 2,550 sf. “Discovery Square is a stunning success story in a submarket that is seeing double-digit vacancy rates due to the collapse of large telecommunications firms,” says Frank Hyre, vice president and director of Northern Virginia Leasing for Boston Properties. Boston Properties and Terrabrook jointly developed the property. “Here within view of the Dulles Toll Road,” Hyre adds, “we are witnessing the creation of a highly synergistic high-tech community.”
