Tim C. Thomas Inc. paid Center Investments Inc. $127.50 per sf for the two-year-old, 83%-leased property at 1098 Herrington Road, about 15 miles north of Downtown Atlanta. Anchor tenants at the two-building site are Luby's Sports Bar and E&E Beauty Supplies.

Del Creviston of Sperry Van Ness in Atlanta represented the seller. Bradley Nelson of the N Group negotiated for the buyer. Creviston says Herrington Center is "an ideal component to complement the 1800 new housing units and key business centers in a master-planned area." The broker calls Lawrenceville "one of the fastest-growing cities in the Southeast."

Gwinnett Chamber of Commercial officials tell GlobeSt.com Lawrenceville's estimated 2002 permanent population is 23,476, up from 16,800 in the 1990 Census. "From 1990 to 2000, the city's population grew by 32.9%," a Chamber spokesperson says. A State Farm Insurance Co. national road atlas in 1970 put Lawrenceville's population at 5,155. Gwinnett County's population is 620,000, according to the Chamber.
