The 16-screen theater will be built one of four parcels adjacent the mall that developer C.E. John acquired three years ago. C.E. John Development Manager Mark Perniconi tells GlobeSt.com that Century inked a letter of intent just before Christmas and will enter into a long-term ground lease and "effectively will own the building" once building permits for the project are obtained.

The $15-million theater project is above and beyond the ongoing $20-million mall makeover, which includes: three new mall entries; new building facades to existing structures along Cedar Hills Blvd. and Hocken Avenue; the addition of approximately 40,000 sf of new retail space; interior mall improvements, including the addition of a food court; and new restaurant pads.

As well, new pedestrian links will be added from Cedar Hills Blvd., Jenkins Road, Hall Blvd. and Hocken Street, and Southwest Hall Blvd. will be extended as a private road west where it will connect with Hocken Ave. Perniconi says the mall makeover should wrap up in time for the 2003 fall shopping season.

The mall currently includes 283,363 sf of anchor stores--including Old Navy, Winco Foods, Emporium, G.I. Joes, Ross Dress For Less and Best Buy--and 80-plus specialty stores occupying another 490,000 sf. The theater will be built on a portion of 16 acres adjacent to the mall, which had been acquired from Tektronix about three years ago and rezoned from industrial to retail. About 10.5 acres of that is developable and the rest has been set aside as wetlands mitigation.

In addition to the theater, two other new buildings at the mall will include a McGrath's Fish House and Bank of America. McGrath's is building a restaurant where a Bank of America branch formerly was located, and Bank of America is developing a new building elsewhere on the property.
