David Ballard of the San Antonio office of Grubb & Ellis Co. acted for Kwik Copy in negotiating the renewal. The building owner is Cambridge Realty Group, which is based in San Antonio.

The 46,000-sf building, constructed in 1965, is about 65% occupied. Cambridge has the building on the market for $3.4 million.

The San Antonio CBD had a vacancy rate of 15.3% at the end of 2002. That compares to a suburban rate of 20.9%. Class B building rents in the downtown area averaged $15.25 per sf, according to a Grubb & Ellis survey. The class A rent averaged $22.75 per sf.
