East Colonial Partners LLC paid Eadith Properties $2.17 million or $36.16 per sf for the 100%-leased property at State Road 50 and Mercy Drive in commercially hot West Orlando. Buyer and seller are based in Orlando. The building's two tenants are Orange County Environmental Protection Division and Time Warner Communications. The average asking rent is $4.50 per sf, triple net.
