The investment firm has shelled out $4 million for the San Diego asset, which stands at 10547 Viper Way. This location allows easy access to the Interstate 5 and 805 Freeways and also gives the building 250 feet of footage along key transportation corridor Mira Mesa Boulevard. Electrical component manufacturer Qualmag occupies the entire facility, which encompasses 32,000 sf. Standing two-stories high, the concrete tilt-up contains both office and industrial/warehouse space.

The seller, N&E Devco LLC, was represented by Jerry Sarazin of Colliers International's Carlsbad office. Bill Dolan of the San Diego office of CB Richard Ellis acted on behalf of Western State Technologies.

The San Diego acquisition signals a new direction for Western State Technologies, as the firm's vice president Greg Robison says the company is looking for similar investment opportunities in this region. "We are very pleased to enter the San Diego market with such a well-positioned investment and look forward to growing our operations there through additional real estate acquisitions," he says.
