Richard Cohen, president of Hauppauge, Long Island-based Ashlind Realty, represented TechSmart in the deal. Financial details are not being disclosed, but asking rents at the four-building industrial/office complex are around $8 per sf and industry sources tell GlobeSt.com the deal for 2004 Orville Dr. came in close to that figure.

Cohen worked with TechSmart for roughly a year, looking at a number of locations, before signing with Reckson. "It's a state-of-the-art facility, it's modern, and Reckson was very easy to work with, he tells GlobeSt.com."And they offered us a very attractive deal to move in."

TechSmart will use 18,000 sf as office space with the remainder designated for its reassembly, warehouse and distribution operations. The building features a steel-frame construction with 24-ft. ceilings and 8-by-8 ft loading dock doors. Column space is 25 by 40 feet and the floor is five-inch reinforced concrete.

Reckson's 517,000-sf AIP facility will be officially complete next month with the ribbon-cutting ceremony at 2001 Orville Dr., a 72,000-sf industrial building.
