In one deal, Dixie Southland purchased the 36,793-sf Harbor Place office building at 1600 S.E. 17th St. from 1600 Seventeenth Inc. The building is approximately 85% occupied.

In addition, Mega Partners Development LLC bought the 21,160-sf 1510 S.E. 17th St. office building and a 29,000-sf lot at 1540 S.E. 17th St. from Alepou LLC. J. Scott O'Donnell, one of the brokers involved in that sale, tells GlobeSt.com that the buyers want to put an office building or a restaurant on the land.

Preliminary numbers for the size of any office building there vary. One architect did a configuration that included a 50,000-sf office building, but that could be even larger if things are designed differently on the property, such as the parking configuration, says O'Donnell, senior associate for Trammell Crow Co.'s South Florida Investment Services group who works out of the company's Boca Raton, FL office.
