Buchanan was motivated to move ahead with Phase II after noting rapid leasing activity, led by Norman Realty, with Phase I. Currently, that three-building, 85,000-sf complex is 85% occupied by such tenants as Kraft Foods and Canon USA. The accomplishment is especially inspiring for the company considering the high office vacancy rate in the area. "Our location, which serves both the eastern and western ends of Prince William County, has been very attractive to users," says Buchanan principal Brian Benninghoff. "We are pleased with the high quality of the institutional and nationally based tenant base we've achieved at Euclid Business Center, despite some early predictions that this submarket would be overbuilt."
