Euclid Business Center's Second Phase is in Progress

MANASSAS, VA-Development of the 12-acre Euclid Business Center has taken another major step forward with the recent groundbreaking on Phase II of the combination office, flex and industrial property. Developer Buchanan Partners expect to complete the second segment, which will consist of approximately 59,000 sf in two buildings, by this spring.

Buchanan was motivated to move ahead with Phase II after noting rapid leasing activity, led by Norman Realty, with Phase I. Currently, that three-building, 85,000-sf complex is 85% occupied by such tenants as Kraft Foods and Canon USA. The accomplishment is especially inspiring for the company considering the high office vacancy rate in the area. “Our location, which serves both the eastern and western ends of Prince William County, has been very attractive to users,” says Buchanan principal Brian Benninghoff. “We are pleased with the high quality of the institutional and nationally based tenant base we’ve achieved at Euclid Business Center, despite some early predictions that this submarket would be overbuilt.”
