Britannia has leased 3,674-sf of office space on the building's 16th floor. The property management company currently manages approximately four million-sf feet of commercial office space, primarily biotech, in Hayward, Pleasanton and South San Francisco. The company will relocate to City Center from its existing location at 1939 Harrison St. in Oakland on May 1, 2003.

Brittannia is Shorenstein Realty Services' first new tenant this year for the building, which is part of Oakland City Center. This mixed-use complex includes 3.5 million-sf office space, 18 restaurants and food outlets, more than a dozen retail shops and services, a complete athletic club and parking for 2,840 vehicles.

Gary Bettencourt of LCB Associates handled the lease transaction for Britannia, while John Dolby, vice president of leasing for Oakland City Center, represented Shorenstein Realty Services. The financial terms of the lease were not revealed, but the average rate in downtown Oakland for this type of space is in the $30-psf range.
