"Image and location were the keys" to the five-year $679,000 triple net deal, Ken McQueen with Insignia/ESG tells GlobeSt.com. He said the tenant, which sells and distributes plumbing and air conditioning supplies, found both in the newly built 66,429-sf, flex industrial building at 4346 E. Elwood St.

The location just south of University Drive provides easy access to the Valley's freeway system and the building, completed in June 2002, is an impressive upgrade from the firm's current location at 2121 W. Willetta St., McQueen said. The company will relocate in March.

Owned by Hewson Development Corp., the property still has more than 40,000 sf available for lease at 66 cents per sf triple net, McQueen noted. He and James Harper, also with Insignia/ESG, represented the building owner in the transaction. John Talley of Mohr Partners represented Mountain Country Supply.
