The Low Income Housing Institute received the necessary approvals last week, receiving a determination of environmental non-significance and a conditional use permit to convert from one non-conforming use to another. Barring an appeal by the end of next week, the conversion will have final approval. Aside from replacing the current windows, there are no exterior alterations proposed for the building façade.

The 30,000-sf property is located at 6188 4th Avenue South. It sits between 4th and 5th avenues at Michigan Street, in the Duwamish Manufacturing/Industrial Center. The 4th and Michigan intersection contains a gas station, a branch bank and fast food restaurant. It is just south of the on and off ramp for highway-99 in both directions and thus carries a high volume of traffic.

On the other side of the city, the owners of 9132 Ravenna Ave. NE also received the necessary approvals to change the use of an existing one story, 19,450-sf building from nursing home and rehabilitation center to a congregate residence and 1,958-sf community center. The project includes enclosing an interior courtyard and reconfiguration of the existing parking to provide a total of 32 parking spaces (16 spaces are being added).

The congregate residence would accommodate 19 residential "pods" with thirty two residents. According to the applicant, the thirty two congregate residents would be the primary users of the proposed community center. The new uses would fit within the existing single-story building, except that the courtyard would be roofed and enclosed, resulting in a total gross floor area of 20,584 sf. In addition, the community center would be available for public meetings or rented out for large group celebrations.
