Research Data Design's space at Riverside Center is on the fifth floor of the five-story, 100,000-sf office building. The 4,900 sf it leased at One Pacific Square is on the ground floor of the 13-story, 227,000-sf office building and will be used as a focus group facility. Momentum Market Intelligence took its space on the 6th floor of One Pacific. Research Data's new and renewed leases were set up to expire at the same time six years from now. Momentum Market Intelligence inked a five-year lease.

The annual full-service asking rates for the space Research Data Design leased were $23 per sf at Riverside and $17 per sf at One Pacific. The asking rate for the space leased by Momentum Market Intelligence was $20 per sf. Once negotiations are complete, however, rents are significantly lower. Net effective rents region-wide generally are running at a 10% to 20% discount to asking rates once concessions like free rent and above-standard tenant improvement allowances are figured into the equation.

As a result of the transactions, Riverside Center remains 80% occupied and One Pacific Square is up to 76% occupancy. Brandon Frank and Dave Squire of Grubb & Ellis represented Momentum Market and Research Data Design. EOP was represented in-house by Kate Orr.
