The Safeway-anchored mall is located just north of Vancouver at the confluence of Interstate 5, 78th Street and Hazel Dell Avenue. Ross Dress For Less leased 30,187 sf of the 35,000-sf former Rite Aid location. The advertised asking rate for the space was $8 per sf.

J-M Plaza is the 4th largest community shopping center in Vancouver. Other tenants in the shopping center include: Perfect Look, Sally Beauty Supply, Blimpies, Sunrise Bagel, Round Table Pizza, Wendy's, Hancock Fabrics and School Employees Credit Union.

The Ross lease brings J-M Plaza's occupancy to approximately 85%. Scott Lindgren, Director of Leasing for C.E. John Company, says the Ross store will be the first step in a renovation to the exterior of J-M Plaza, which will take place over the next year.

Ross already has a Vancouver location at 4708 N.E. Thurston Way. Some local brokers speculate that the discount retailer is trying to establish a stronger presence before Target opens its store at Hazel Dell Towne Center a few years from now.
