Emmorton Business Park Industrial Building Brings In $3.8M

EDGEWOOD, MD-Emmorton Business Park’s 107,000-sf industrial structure at 2109 Columbia Park Rd. gets a new owner in a $3.8 million transaction between buyer Realty Associates Advisors, LLC and seller MIE Properties Inc. Located in an Enterprise Zone in Harford County near I-95, the 5.7-acre property has a 2003 assessed value of $4.25 million.

Built in 1997, 2109 Columbia is presently 42% occupied by tenants. “The building is ideal for an assortment of office uses, as well as light manufacturing and distribution activities,” says Timothy R. Hearn of NAI KLNB Inc., which served as the sole brokerage concern in the deal. “The project is within close proximity to both business and retail amenities,” he adds, “and overall flex/office leasing in Harford County and the White Marsh area remains strong.”
