In his new position, Sweet will be responsible for the directing the investment activities for Phoenix-based Alliance's multifamily development and acquisition operation in Houston and Austin.

Sweet, who was with Gables for 13 years, said the move to Alliance was sparked both by a change in Gables management and his desire to work with his former partner, John Rippel, who now runs Alliance's eastern region.

"We were on the same wavelength," Sweet said of his former partner whom he worked with at both Gables and Dallas-based Trammell Crow. "When I weighted my opportunities, I thought there's a lot more certainty here--we all think alike--so it all made sense."

Officials from Gables, headquartered in Boca Raton, FL, did not return calls seeking comment on Sweet's departure.

In his new position, Sweet said he will focus on the Houston and Austin multifamily market, but would also like to expand Alliance's reach into Dallas and eventually farther east.

Alliance President Bruce Ward said the firm was pleased with Sweet's acceptance of the position. "Steve is an exceptional real estate professional with a very good understanding of the fundamentals of the Texas area multifamily marketplace," Ward said. "His solid reputation and vast experience will serve our company well."

With more than 20 years of real estate experience, Sweet currently serves as director of the Houston Apartment Association and has been the group's past president. He also is a member of the Urban Land Institute and the Texas Apartment Association.
