The Goldman Sachs affiliate, Archon Group LP of Irving, TX, has acquired the 114,000-sf office facility from Janez Properties, a diversified real estate firm that was acting on behalf of private investors. Although terms of the deal were not released, industry sources say it was comparable to two of last year's major office transactions: the Aventine purchase and the $166.3-million sale of One America Plaza to General Electric Pension Trust.

Janez Properties, which was represented by Bob Griffith and Jon Nesbitt of Cushman & Wakefield, originally developed the office facility on behalf of its undisclosed European clients. The San Diego-based full-service firm will retain management of Plaza del Mar III, as well as the two adjacent 60,000-sf office buildings, Plaza del Mar I and II.

Located at 12544 High Bluff Dr., Plaza del Mar III was completed in 2001. The four-story facility is currently 100% leased. Major tenants here include Sheppard, Mullin, Richter & Hampton LLP, Prudential California Realty, Bernstein Litowitz Berger & Grossmann LLP, GMAC, Watson Wyatt Worldwide and Targus Information Systems.
