In April 2002, Jack London Square Partners in Oakland acquired four commercial buildings in Jack London Square from the Port of Oakland for $17.2 million. The partners also obtained development rights for five undeveloped buildings.

At last week's meeting, Jack London Square Partners requested entitlements for up to 360,000-sf of office, 394,000-sf of retail, a 250-room hotel, a 41,000-sf theater, a 40,000-sf health club and 1,039 parking stalls. The plans call for the project to be developed in several phases, renovating four buildings and building several new ones. The development's exact timeline has yet to be determined.

According to a spokesperson for the partnership, a variety of concepts for buildings within the project will be tested and the plans will be revised accordingly. Any improvements to Jack London Square will comply with the policies of Oakland's 1999 Estuary Plan, which was developed with community consensus, in an effort to design a project that meets neighborhood and city needs.

Local residents at the meeting expressed concern over the height and size of the new buildings, questioning the effect these structures would have on the neighborhood's appearance, traffic and parking. According to the developer, height limitations established by the Estuary Plan will be honored, and view corridors preserved.

Some residents criticized the amount of retail development involved in the plans, saying that many existing retailers in the area are struggling and would suffer from additional retail stores.

The plans will be further discussed at a mandatory public meeting on Feb. 15.
