The new location is at 8501 NW 17th St. This represents a new location for the third-party logistics and warehousing company, which is relocating to Beacon Centre.
The company is paying in the low $6 range per sf gross for the space, according to Brian Smith of Alliance Commercial Real Estate Group here, who represented 3 PL of the Americas in the transaction. This estimate places the lease valued at approximately $8.48 million.
"3 PL needed a lot of office space and also a lot of loading doors in a class A environment," Smith tells GlobeSt.com. "That space fit perfectly."
Jose I. Juncadella, David Spillers and George Pino of Codina Realty Services Inc. ONCOR International represented the owner of Beacon Centre, AMB Property, in the deal.
In another notable move, Hospitality Services leased 17,600 sf of industrial space at 9990 NW 25th St. in Beacon Industrial Park. This eight-year lease is a new location for the company, which also is moving from the Doral area. The company is paying in the mid-$6 range per sf gross, making the lease valued at approximately $915,200.
Hospitality Services supplies hospitality products--everything from paper products to food--to customers, such as hotels, located in the Caribbean and Latin America. Hospitality Services needed class A distribution space, Smith says.
Juncadella and David Albert represented the property owner, AMB Property in this deal. Alliance Commercial's Smith represented Hospitality Services.
In two smaller deals at Beacon Centre: US Blood Bank just leased 3,090 sf of retail space at 8385 NW 12th St.; and CLA Direct recently leased 1,434 sf of industrial space at 8600 NW 17th St. in Unit 131.
Juncadella, Spillers and Pino represented AMB Property in both smaller deals. They were the only brokers involved in the US Blood Bank transaction. Henry Suarez of Westvest Associates represented CLA Direct. Beacon Centre is approximately 98% occupied.
