The focus of the renovation is the tower's Fifth Avenue lobby and the adjoining third level of retail space. The company says it expects to submit its plans to the City for review next week. It hopes to complete the renovation of its signature asset sometime this summer.

The project is intended to improve the building's curb appeal and add warmth to the lobby, according to the company's Wednesday morning announcement. The plan includes "adding light and texture to the lobby, humanizing the lobby's scale and improving directional signage."

Located at 701 Fifth Avenue, the 76-story building comprises 1.5 million sf of rentable office and retail space. The renovation is the latest in a series of improvements that Equity Office has undertaken since its 1998 acquisition of the tower. The Seattle office of Portland-based Zimmer Gunsul Frasca Partnership will lead the architecture and interior design.

Specifically, the renovation will entail: replacing some of the granite wall surfaces with warm, light-toned wood; replacing dark reflective glass with light-colored surfaces overlaid with translucent glass; relocating and upsizing the revolving door entry on Fifth Avenue; reducing ceiling heights in the elevator lobbies; eliminating or reducing the size of the three view openings to the lower levels of retail to provide more direct travel routes within the main lobby; adding comprehensive signage throughout the garage, main lobbies, and sky lobby to address the building's triangular design; moving the security/information desk to the north side of the lobby, allowing sight-lines to all lobby-level entrances and views into the low-rise and high-rise elevator banks, and; adding Pallino Pastaria to the Tower's restaurant mix.
