The Butler Co., which distributes products to veterinarians, will move into First Commons at West 10 in March under a lease agreement signed last month with building owner, First Industrial Realty Trust of Chicago.

Steve Bodeman, with DAUM Commercial Real Estate, tells GlobeSt.com that the 99,435-sf, two-building complex at 4635 W. McDowell Rd. offered a better lease rate and easier access to Interstate 10 than the company's 3801 E. Roeser Rd. location in Phoenix. Butler will take 10,806 sf at the site for a branch sales office and distribution warehouse. The complex, built in 2002, is about 50% occupied, he said.

Bodeman represented the Columbus, OH-based tenant in the transaction. First Industrial Realty was represented by Bill Bayless and Aric Adams, both with CB Richard Ellis Inc.'s Phoenix office.
