The Bayside Business Center is anchored by a 58,000-sf Fed Ex Ground facility and has been specifically designed by GAA Architects to maximize future expansion capability. The project, which surrounds McMahon's Fed Ex Ground facility in the City of San Leandro, will include seven buildings and a total of 311,100-sf.

According to GA Architects, the project is being "heralded as an industrial 'Eco Park'" development based on its implementation of the U.S. Green Building Standards."

The park is being built on Davis Street at the former Hohener meatpacking property. The developers joined forces with the City of San Leandro and the Alameda County Waste Management Authority to design the park.

According to San Leandro officials, several parks across the United States have evolved eco-industrial elements naturally over the years. However, the McMahon project is different because it is one of the first to be conceived and developed as a unit.

According to a spokesperson for the Green Light Foundation, eco-industrial parks are the wave of the future for industrial development. In these parks, one industry produces by-products that are converted into new products by other park tenants. Tenants will find it cheaper and easier to use waste as raw materials rather than buy expensive pollution equipment.

In addition, says the Green Light representative, park tenants become part of a supportive community through codes and covenants that help them respond to community goals. Sustainability is ensured because successful tenants of the park will have reduced incentives to relocate. Tenants will secure a package of benefits customized for their needs that will be quite difficult to find anywhere else.
