The property is on Rte. 202 with easy access to Rte. 422, I-76 and the Pennsylvania Turnpike. The entire 49,800-sf building at 480 East Swedesford Road is vacant. Other available spaces in the complex range from 537 sf to approximately 80,000 sf, according to Steve Cousart, managing director of Insignia's Conshohocken office.
The office market in Philadelphia's western suburbs ended 2002 with positive absorption, due to a stall in construction and a reduction in available sublease space, according to area brokers. The asking rental rate in the Wayne area ranges between a low of about $21.80 per sf and up to $28 per sf, they report.
