LONDON-Royal London Asset Management has sold Ames House, a 19,326-sf office building at 6-7 Duke Street in St James's, London SW1. The seven-storey building close to St James's Square and Jermyn Street provides four floors of fully let office accommodation. Tenants include Springboard and Nextpharna Technologies with leases expiring between 2004 and 2011.

The top two floors consist of unoccupied residential space, scheduled for immediate refurbishment. Bill Tyser of Andrew Mayer Tyser who advised the purchaser said: “the property offers excellent value with immediate returns to be gained from the currently vacant residential floors”.

Strutt & Parker acted on behalf of RLAM. Simon Glenn of Strutt & Parker's West End department said: “The final price reflects the immediate appetite for this kind of West End product, and is a clear reflection of the current strength in the private investment market.”
