Jose I. Juncadella and Pedro J. Garcia, both senior vice presidents for Codina Realty Services, will market the five-story, multi-purpose building, located on a 44.5-acre site at 3600 N.W. 82nd Ave. in Westside Corporate Center. The building, two miles west of Miami International Airport, is close to Florida's Turnpike as well as state roads 826 and 836.

According to Juncadella and Garcia, the building is suitable for a medical, educational, government or institutional tenant. Redevelopment is also a possibility.

Publicly traded Ryder has announced plans to build a new, 230,000-sf headquarters in Miami's Beacon Station Business Park in Northwest Miami-Dade County. The build-to-suit project will be owned by Flagler Development Co., which owns Beacon Station, and leased to Ryder. The asking rental rate in Beacon Station ranges from $5.40 to $6.35 per sf. The capital investment for the project is a reported $40 million.

Juncadella and Garcia also recently represented Ryder in lease negotiations for its Beacon Station building. Ryder, which has been based at its current location since 1973, wanted to scale back its headquarters size to operate more efficiently.

Ryder System Inc., founded in Miami in 1933, provides transportation, logistics and supply chain management solutions worldwide, as well as supply chain support services such as consulting and management services. Ryder's services include full-service leasing, commercial rental, programmed maintenance of vehicles, and integrated services such as dedicated contract carriage and carrier management.
