The August fire destroyed the development's largest building containing 87,000-sf of retail and half the planned residential units. The remaining 450,000-sf of retail space, 255 residential units, and 214-room boutique hotel were not significantly affected and opened last fall.
The shopping complex, which is located across the street from Westfield Shoppingtown Valley Fair, celebrated the opening of three new stores this weekend: Donald J. Pliner, Footworks and X-tra. The stores that opened this weekend, which are all owned by Bianca of Nevada, are located in a portion of the building that was relatively undamaged by the fire. The remaining retail stores are expected to open by the end of this year.
The project's developer, Federal Realty Investment Trust, recently announced plans for Phase II of Santana Row, which includes 84,000-sf of retail space on two pad sites and 275 additional parking spaces. According to the developer, 95% of the retail space has been pre-leased to Best Buy and The Container Store, and Federal Realty expects an approximately 16% unleveraged return on its $27 million cost.
