The total cost is projected at $12.5 million, or about $44.64 per sf, CraigGuers, VP and general manager of the Philadelphia region tellsGlobeSt.com. No pre-leasing has taken place.
The first building on the site is a 240,000-sf build-to-suit for EsteLauder.
Opus recently sold the second building, a 216,000-sf warehouse, toBoston-based T.A. Realty for an undisclosed price. It is 70% leased. CircuitCity and AccuLogics are among the major tenants.
A fourth building at Keystone, a 290,000-sf warehouse, is planned to breakground there in the fourth quarter of this year.
Opus has completed more than 2,000 projects nationwide since its inceptionin 1953. Currently it has four major properties in play in the Delaware Valley.In addition to Keystone in Bristol, it has an 80-acre development underwayin Allentown, PA, a 90-acre site in South Brunswick Township in NJ, and an80-acre one in Upper Macungie Township in NJ.
