The first phase of the EVDP project kicked off in February 2002, when $3-million worth of chilled water distribution piping was installed throughout the Ballpark District. With construction of phase I completed in December, JMI Realty is now ready to break ground on phase II.

This second phase involves the construction of an $8-million chilled water production facility, which will rise on the corner of Eleventh and Imperial avenues. Completion is slated for December of 2003. The project, which has a total development cost of $16 million, is considered an integral component of the Ballpark District. It is expected to minimize energy costs in the area, since it will be shared by Petco Park, Omni San Diego Hotel and other ancillary developments in the East Village. According to a JMI Realty spokesperson, the East Village District Plant has a significant worth in that it will eliminate the substantial capital cost of building cooling production facilities within each project, as well as cut out the operation and maintenance costs associated with maintaining an air conditioning facility on site.
