NetQoS had looked at other space, but decided that its best deal was to stay put and sign on with National Instruments, Jay Lamy of the Austin office of the Staubach Co. tells GlobeSt.com. He and Staubach's Diana Holford handled the deal for NetQoS. National Instruments did not have an outside broker.

Lamy declines to answer when asked to compare the tenant's new rent to its old rent other than to say, "They signed the deal with National Instruments when the market is a lot softer than when they did the sublease with Trilogy." He also declined to give the length of the lease.

The deal was done before Transwestern Commercial Services took over the marketing the 124,000-sf building at 6504 Bridge Point Parkway for National Instruments, Lamy says. Tom Kasten in Transwestern's Austin office has the listing.
