Inland Real Estate Acquisitions Inc. of Oak Brook, IL outbid several prospective investors by paying Colonial Properties Trust of Birmingham, AL $17 million or $111 per sf for the 29-tenant, 96%-occupied neighborhood shopping center midway between Tampa and St. Petersburg, 80 miles west of Downtown Orlando. The property is on the southeast quadrant of Bryan Dairy Road and Starkey Road.

Jim Michalak, senior director of Cushman & Wakefield's retail financing division in Tampa, tells GlobeSt.com Bardmoor Village was "a highly sought-after property" courted by several prospective buyers. "It's a solid performing asset with dominance in the (local) trade area," Michalak says. "It's an infill location with excellent demographics."

The property was built in the 1970s and renovated in 1991 when a second phase was added. Average asking rents in the Seminole submarket are $14 to $19 per sf, triple net. Besides Publix, other anchors are Eckerd Drugs, Bealls Department Store, Blockbuster and Panera Bread restaurant.
