Both deals were for long-term leases, says Bart Matheney, one of three CB Richard Ellis Inc. brokers representing the building owner, M&S Austin One LP, a Maier & Siebel partnership. The other team members are David Putman and Trish McQueen. Another CB Richard Ellis broker, Gaines Bagby, negotiated for Combined Agents while McPhee's bargainer was Carrie Weikert of Moreland Properties of Austin.
Matheney tells GlobeSt.com that both new tenants have moved into "as-is" space that needed little refitting. Combined Agents moved from down the street 8140 N. MoPac Expressway. McPhee is a new firm.
The new tenants nudge 8303 MoPac's occupancy rate up to 85%. The 251,121-sf building was built in 1987 and stands at the corner of MoPac and Steck.
