In the largest of the four deals, Wells Fargo Bank has inked an 11-year agreement for retail space at the corner of First Avenue and Market Street. The bank's new branch, which is scheduled to open this summer, will occupy 2,957 sf in the project. Wells Fargo was represented by Ron Pepper of Retail Insite in the $1.2-million transaction. Bill Shrader of Burnham Real Estate Services ONCOR International acted on behalf of the lessor, L & L Center LLC.
Wells Fargo Bank will be joined by a tanning salon, which has also taken space in Renaissance and plans to open this summer. Dozia Holding Co., dba Ibiza Tan, will take 1,350 sf of retail space located above G Street, according to the terms of the five-year, $273,993 lease. Shrader represented both Dozia and L & L Center LLC.
Shrader also represented the lessor and the lessee in a separate transaction for 1,147 sf of retail space at the corner of Front and G streets. Postal Annex Plus has signed a five-year, $224,256 lease with L & L Center LLC for the space. The store, which will provide postal services, packaging, shipping and copying, is scheduled to open this spring.
A dry cleaner also plans to open its doors for business at Renaissance this spring, as Fairlane Cleaners Inc., dba Hangers Cleaners, has inked a five-year lease for 1,335 sf of retail space located along G Street. Shrader acted on behalf of L & L Center LLC, while Corinna Gattasso represented the lessee.
With completion slated for later this year, construction is still under way on Renaissance. At build-out, the 22-story, twin-tower project will consist of 221 luxury units, 12,635 sf of commercial space and a 194,475-sf, 435-space parking garage. Designed by Carrier Johnson, the complex will include a range of amenities including garden patios, a swimming pool, spa and fitness center.
