HORSHAM, PA-Complete Healthcare Resources, Inc., signs a long-term lease for 22,310 sf at 120 Gibraltar Rd. in this suburb of Philadelphia. The average asking rental rate for office space in the suburban Horsham area ranges between $22.50 per sf and $23.80 per sf, according to GlobeSt.com research. However, with an overall vacancy rate of nearly 14%, brokers say competition is fierce and the effective rental rate is at about the $20.50-per-sf level.

Malvern, PA-based Liberty Property Trust owns the facility. Dennis Durkin, senior managing director, and Brian Smyth of the local office of New York-based Insignia/ESG, represented the tenant in the transaction. Liberty was represented in house.
