"The stars just aligned," Brian Ackerman, with Cushman & Wakefield of Arizona Inc. said of the deal that gave STS Investments LLC of Phoenix title to the 8010 E. McDowell Rd. property. Ackerman said he and colleague Chris Toci, a director with Cushman & Wakefield, analyzed several properties for the buyer before making a cold call to seller Columbia Group Ltd., of Beverly Hills, CA, about the two-story, red-brick building at the intersection of McDowell and Hayden roads.

"Out of the 10 properties we showed (the buyer), this was the one he really liked. As soon as he got there, he knew this was his building," Ackerman said. But it wasn't just the lush landscaping, on-site restaurant, ample parking or proximity to the Loop 101 that helped seal the deal. "He liked the fact that in this market where there is a lot of vacancies, it would be 100% occupied and it had a stable rent roll," Ackerman noted.

Among the property's tenants are Scottsdale Bible Church and Southwest Naturopathic, both with long-term leases. STS Investment's managing member, Scott Sherman, will maintain an on-site management office despite the full occupancy at the complex.

Ackerman and Toci represented the buyer in the 1031 Exchange. The seller was self-represented.
