Rymer's target buyers for the 109-acre project are retirees and students at nearby North Georgia College and State University. Houses would sell in the $160,000 to $200,000 range. The proposed development site is on a former music park at GA 60, near Downtown Dahlonega in Lumpkin County.

Meanwhile, in neighboring Dawson County, homes in Chestatee, GA are selling from $350,000 to $800,000 at the four-year-old development planned for 540 homes on 550 acres around Lake Lanier.

In Habersham County, Appalachian Development LLC of Cleveland, GA has filed plans with the Georgia Department of Community Affairs for 150 homes on 150 acres at GA 17 and Rennie Hames Road.
