The seller is CSS Properties LLC. The buyer is John H. Olson Family Limited Trust. The tenant is Phoenix Schools, which has net leased the building for the next 14 years.

The building is a concrete tilt-up completed in 2001 and located at 1520 North Lincoln St in Dixon. Dixon is a rapidly growing area located midway Sacramento and San Francisco.

The value of the Phoenix School lease is approximately the same as the sale price, according to Sperry Van Ness. Carl Greenhalgh and Walter Helm of Sperry Van Ness represented John H. Olson Family Limited Trust. Sammy Cemo of Cemo Commercial represented CSS Properties LLC.

"This property was attractive because it contained a single tenant NNN lease for the next 14 years and low management," said Greenhalgh.
