The asset, which dates back to 1993, is located at 4300 Green River Rd. in close proximity to the 91 Freeway. Encompassing 41,573 sf, the facility is currently 87% occupied. Tenants here include Kindercare, Backwoods BBQ and Corona Realty. According to broker Fouy Ly, the property offers "an excellent mix of retail, service and food-related tenants, plus two undeveloped pad sites that could be used for future development."
Ly, who is a senior associate with Sperry Van Ness, acted on behalf of the buyers, Chang and Seung Ryu. The seller, Olympic-Barrington Partnership, was also represented by Ly.
Corona has become a favorite among investors in recent years, as it is one of the fastest growing areas of the Inland Empire. As more white-collar professionals migrate into the area from other regions such as Orange County, new office and retail developments are rising in lockstep with the changing demographics.
