"This building provides them with more room for growth, gave them freeway exposure and the landlord made them one heck of a deal," Stein Koss, with Lee & Associates Arizona, tells GlobeSt.com of the $900,000 agreement for 40,000 sf at 2440 W. University Dr. The firm, which outgrew 12,000 sf at 601 South Madison in Tempe, found its new location just down the street.

The building, which has 3,200 sf of first floor and 3,200 sf of mezzanine office space along with a showroom and warehouse facilities, was formerly occupied by Baker Bros. Flooring. Koss represented the building owner, Sigour Investment Trust in the transaction. Rick Foss of Grubb & Ellis Co. negotiated the lease for the tenant.
