Encompassing 83,411 sf, the industrial facility is located at 7615 Siempre Viva Rd. near the 805 and 905 freeways. Buyer Tara Materials Inc. plans to relocate its Hy-Jo picture frame division into the newly acquired asset.

The entire Britannia Corporate Center complex stands on the southeast corner of Britannia Boulevard and Siempre Viva Road in the State Enterprise Zone and Foreign Trade Zone. Construction on the 15-acre Otay Mesa complex was completed in July 2002, with 55% of the project already sold.
